Summit Pines Design Criteria
Lots
General Requirements:
- Identical house colors and elevations will not be allowed on adjacent lots,
- Driveways must be paved in asphalt, concrete or brick pavers at 10% maximum grade,
- 11" X 17" sized plans & colors must be submitted for review & approval,
- Typical Pad 60 ft deep with 1:1 slopes, approximately three (3) feet above the street,
- Basements: Designed for nine (9) foot (from finished basement to garage floor).
- Developer may use discretion and approve designs which vary from these guidelines.
Homes
Required Minimum House Size:
- Two Story not less than 2,500 square feet on the main and second story combined.
- Multi-Story not less than 2,500 square feet in combined areas above grade.
- Single Floor not less than 1,800 square feet in area on the main floor.
Garage Standards:
- 2 car garage minimum, located on high side of the lot, recommend side loaded on corner lots.
Exterior Building Materials Standards:
- Siding materials must be approved by the Architectural Control Committee and shall consist of a mixture of materials.
- Roof pitch of at least 8/12 for all sides,
- Earth tone colors & exterior designs to be approved by Developer
Setback Requirements (minimum):
- Front Yard: 30 feet
- Side Yard (internal): 10 feet
- Rear Yard 30 feet
- Height (maximum) 35 feet
- An attached garage with no living space above, below, in front or behind it shall have a 5 foot minimum Side Yard Setback.
